LAS VEGAS, Feb. 26 – The National Association of Home Builders (NAHB) Leading Suppliers Council, in collaboration with Professional Builder magazine, today unveiled the official show home of the International Builders’ Show (IBS): The New American Home® 2024. IBS attendees and media members may tour the home Feb. 27-29.
Located in the luxury home community of Ascaya in Henderson, Nev., the 2024 show home is the 41st edition of The New American Home exhibit. Built and designed by Sun West Custom Homes, the one-level home of 7,722 square feet contains a total of five bedrooms, five and one-half bathrooms, dual two-car garages and a connected casita.
“Our focus throughout each phase of this build was not only to create a home with exceptional design, but to go above and beyond as far as energy efficiency and air quality,” said Dan Colletti, principal at Sun West Custom Homes. “That’s a tall task given the project’s size and scope, but our team did a truly remarkable job of delivering a stunningly beautiful home that I’m certain will amaze and inspire everyone who comes to see it.”
The contemporary design of the home uses an abundance of glass, stone and natural wood materials to add warmth and blend with the surrounding mountainside topography. The show home also integrates a variety of water features and natural gas fireplaces, as well as a unique design concept using large, angular monoliths throughout the property.
By utilizing the latest building products and techniques, The New American Home 2024 also raises the bar for performance. High-tech insulation, energy-efficient utilities and state-of-the-art solar panels combine to give the home a registered HERS index of -45, meaning the show home is 145% more energy efficient than the average new home and 45% more efficient than a net-zero home.
“The performance achievements of The New American Home 2024 are truly commendable,” said Drew Smith, chief operating officer of Two Trails Inc., who has been tracking the energy efficiency of each New American Home project for the past 14 years.
“Compared to other new luxury residences, including previous New American Homes, this home stands out for its forward-thinking approach to sustainability and efficiency,” Smith said. “It sets a new benchmark by seamlessly blending luxury with eco-conscious design, demonstrating a commitment to both innovation and environmental responsibility.”
The home has earned National Green Building Standard (NGBS) Emerald status—the highest efficiency rating of NGBS—and will receive certifications from multiple Department of Energy programs, including: Energy Star, Zero Energy Ready Home and Indoor airPLUS.

Registered attendees of IBS 2024 may tour the home during show hours Feb. 27-29. Complimentary shuttle buses will depart every half hour from the Las Vegas Convention Center (LVCC).
